Extension to Laurels Farm, BedinghamFollowing initial discussions on proposals for the extension & alteration of this building it became clear that the building was of considerable architectural & historic interest due to the surviving medieval timber frame construction. An appraisal was undertaken on the significance of the building and based on the findings of this report a Building Preservation Notice was served. The building was subsequently listed at Grade II as being of special architectural or historic interest.

The existing farm buildings

The oldest part of the house is the north west wing which contains original timber frame elements of a medieval open hall building dating from C14. This has a C17 floor insertion and a later C17 extension to the south. Both the wing & extension have been faced externally in traditional red brick. The front east block also in red brick dates from 1860. There was also a C19 extension to the south west containing laundry room, lavatory & coal store which was demolished as part of this development.

The new extension

Extension to Laurels Farm, BedinghamThe new two storey wing provides a dining area and laundry room on the ground floor and an additional bedroom to the first floor. The dining end of the wing is full height volume internally with a fully glazed gable to provide natural lighting. The design deliberately contrasts with the earlier parts of the building.

The construction is timber framed with a rendered and limewashed external treatment. Rainwater is recycled to feed toilets and washing machine, wood fired heating is used as a carbon neutral heat source, natural insulation materials have been used and a lime based render along with natural paints and floor covering. Low embodied energy materials have been used and the design takes advantage of passive solar gain and day lighting.
