Summary

We do not build any housing ourselves. Instead we make sure that a three year strategy for affordable housing is produced based on the needs of the district. We enable affordable housing to be built by providing advice and support based on our housing experience, housing needs research and our partnership working.

If you are, and you would like to bring affordable housing to your community, this page is for you. It explains how we work with you to make sure affordable housing is considered when you make proposals for new housing developments. You can download our guides on this page (see above). How we work with you

Policy HOU 12 in the South Norfolk Local Plan relates to affordable housing as part of larger housing developments. We will negotiate with you to make sure an element of affordable housing is included on sites proposed for residential development, which:

  1. In settlements of 3000 people or more, are for 15 or more dwellings or where the site is of 1.0 ha or more;
  2. In other settlements, with populations of less than 3000 people, are for 10 or more dwellings or where the site is of 0.40 ha or more.

In cases where we consider that it would not be appropriate to provide affordable housing on the development site, we may consider a financial or other contribution towards affordable housing.

Policy HOU 13 of the South Norfolk Local Plan facilitates local needs affordable housing in or adjacent to settlements on sites where housing might otherwise not be allowed.

South Norfolk Stock Condition and Housing Needs Survey

In 2006 a Greater Norwich Sub-region Housing Need and Stock Condition Survey was carried out. The South Norfolk and Greater Norwich reports of this comprehensive survey provide up to date evidence of the housing needs in South Norfolk. The evidence can be used to support affordable housing development through the planning process.

Planning permission for affordable housing

It also lists all settlements where the district-wide survey can be used to support a low cost housing scheme.
