Terms and Conditions

Lease Terms
Occupation is in accordance with the Council's Standard Periodic Agreement without premium. The Agreement is for a minimum of 3 months and termination of the Agreement can be served at any time by written notice of no less than 3 calendar months and will expire at the end of the calendar.

Rent
Payable quarterly in advance, by direct debit. See attached summary sheet.

Services 
No separate Service Charge is payable. Heating, water, electric, maintenance, external window cleaning and other common services are included in the rent.

Maintenance 
Exterior and communal areas of the business centre are maintained by South Norfolk Council. Tenants will be responsible for the unit they occupy.

Deposit 
A security deposit is payable, which is the equivalent of 3 months rent. The deposit will be held in an interest account and will be refunded at the end of the tenancy (with interest) subject to all obligations being met.

Rent Reviews
At 3-year intervals.

Approval
A successful application will be subject to the receipt of satisfactory references and the approval of the proposed use of the unit.
